Foreclosures are good investment, a lot cheaper than usual buyer-seller negotiation but it depends whether on auction basis or direct to the agents.

Foreclosure is the legal and professional proceeding in which a mortgagee, or other lien holder, usually a lender, obtains a court ordered termination of a mortgagor's equitable right of redemption. Usually a lender obtains a security interest from a borrower who mortgages or pledges an asset like a house to secure the loan.

Foreclosures are good investment as said but it depends on the deal and agreement between the buyer and the bank. It is always better to check the property before investing on it to avoid loss.

The foreclosure process begins when a financially distressed homeowner fails to make a loan payment and is served with a summons from his or her creditors. After service, papers will be filed with the county clerk's office and be made a matter of public record (in some areas the place where deeds and mortgages are registered may go by a different name, such as the office of the land registrar). This notice is usually known as Lis Pendens, which is Latin for "pending legal action".

I agree, pre-foreclosures can worth your investment. Most of the new real estate investors are uninformed of the benefits of buying pre-foreclosures. One of the best ways to buy a home is pre-foreclosures, although there are many other methods of buying used homes.

Be very careful buying a home pre-forclosure.

When the home value is more than the TOTAL debt, pre-forclosure is perhaps is profitable, because you may just pay off the debt and get the home.

But when the TOTAL debt is more than the value of the home, pre-forclosure buying is meaningless, because you mind as well go to the bank and negotiate a deal directly. It is in most cases not possible for average consumer difrectly deal with the bank as it is pretty difficult to be qualified.
